Steps to reduce risks posed by airborne viruses
UV Light
The use of UV light has shown to be an effective measure of killing or deactivating viruses and bacteria. Modus utilizes ultraviolet light in two ways to combat airborne viruses. The first is in the HVAC system. Specifically, Modus installed in-duct UV lights in the HVAC system. These lights disinfect air as it passes through the system and before it is recirculated. The second method is the use of wall-mounted fixtures near the top of the 12-foot ceilings in the open workstation areas to provide a supplemental means of attacking airborne viruses. MERV 13 Air Filtration
MERV (Minimum Efficiency Reporting Value) is an air filtration rating system used to evaluate the efficiency of an air filter based on how effective it is at catching particles of varying sizes. Generally, the higher the MERV rating, the higher the air filtration capabilities of a filter. Most offices utilize a MERV 8 filtration systems. Modus elected to upgrade to a MERV 13 air filtration system which is more effective at filtering smaller particles including respiratory droplets that are typically 5-10 microns in size. Hospitals nationwide employ this system.
Air Quality Monitors
In order to help monitor indoor air quality, Modus elected to implement Omni air quality monitors which provide real-time feedback on air quality.
Social Distancing, Masks, and Workstation Dividers
In addition to the above measures, Modus adheres to guidance set forth by the CDC in combating the spread of COVID-19. These include proper social distancing in communal areas and shared workspaces, as well as the use of masks while indoors. Furthermore, Modus elected to utilize taller dividers in the open workstation areas to further mitigate risk posed by airborne viruses.
Cleaning and Sanitizing Policies
Cleaning: Modus is cleaned daily through a third-party professional cleaning company that, among other things, thoroughly clean all surfaces and door handles.
Sanitizing: The Modus team sanitizes each open work station with disinfectant spray after use by a guest. Additionally, there will be multiple hand sanitizer stations throughout both floors.
Protective equipment: Modus offers free disposable face masks and latex medical gloves for guests and tenants to use- just ask one of our Modus team members.
