  • Is there parking?

    Yes! Members can purchase a parking space for $150/mo. in our heated parking garage across the street. Otherwise, there are 2–10-hour meters on our block for members or guests. It’s not difficult to find parking close to the building even when we are hosting large events. In fact, our garage option is yet another amenity that separates Modus Coworking from other coworking spaces in downtown Omaha!

  • What are the hours of operation?

    The Modus Coworking community is professionally staffed Monday – Friday from 8:00am – 5pm so feel free to stop in anytime! However, Modus members (excluding virtual and public conference room members) have 24/7 access with their access cards.

  • What is a Coworking space?

  • What amenities are provided?

    Apart from this unique work experience, we provide beautiful, fully furnished workspaces with parking options and controlled building access. Additionally, we provide IT support, 11 conference rooms, scanning, printing, fast and secure WIFI, onsite notary, a mother’s room, and soundproof phone booths. Each day is enjoyed with premium complimentary coffee and tea provided by local Omaha businesses. Snacks and fresh fruit are always stocked as well as weekly catering provided in the mornings. Finally, our famous networking and education events make this community whole!

  • What services do you provide?

    We provide a wide range of services such as an onsite notary, IT support, administrative/human resource support, resources to obtain a small business loan or government funding, referrals to legal counsel, financial advising and marketing/digital strategy professionals. We also host two monthly networking activities such as happy hours, Start Up Grind networking events and other educational networking opportunities. We can even provide suggestions to local restaurants and entertainment!

  • How are you keeping the Modus Coworking space safe and clean?

    Modus will continue to make the safe enjoyment of this space our top priority with virus mitigation measures that include exterior UV light fixtures and UV lights within our HVAC systems, MERV-13 air filtration, air quality monitors and thorough daily cleaning. We also offer masks, hand disinfectant throughout the space, and sanitize desks after each use.

  • What sets Modus apart from other coworking spaces?

    Modus strives to go above just your average coworking space by offering stunning turnkey offices, 11 conference rooms, soundproof telephone booths and meeting pods (great for podcasts), and a heated parking garage. More than that, Modus goes above just offering amenities and is all about offering you services and support as well.   • What lease term options does Modus provide?

    Modus currently offers month-to-month and 12-month lease options. Here at Modus, we strive to be flexible and understand that each individual or business has different needs and goals.

  • How is Modus better than a home office or coffee shop?

    Working from home can be distracting and difficult at times. Things such as kids, pets, yard work and laundry pull your attention from the professional tasks you know you need to complete. Additionally, it can be difficult to mentally switch off at the end of the day. Lastly, you can start to feel lonely.

    At Modus, you can concentrate and socialize when it works for you. Take a quick break with a new friend in our communal space and then jump on that conference call. Modus provides you the opportunity to interact with people in a productive environment on those days when you just need to escape the walls of your house and venture out into the world.

    Coffee shops are great, but inconvenient hours, limited space, WIFI issues and having to pack up all your belongings each time you must use the restroom isn’t conducive to doing your best work. You also lack privacy for client meetings or phone calls. Modus provides soundproof telephone booths and meeting pods for those call that require more privacy. Modus also provides a relaxed work environment and fresh local coffee and snacks.

  • How do I sign up for events? Can I hold an event at Modus?

    When you sign up for our free Public Conference Room membership and provide your email you will receive details on all our onsite networking and educational events.   • What types of memberships does Modus offer?

    Modus currently offers multiple levels of membership:

    • Public Conference Room Membership- No membership fee, must create a profile and will only be billed when you book a conference room. This will get you all the updates on upcoming events and promotions.
    • Virtual Membership- Gives you a professional business mailing address, mail and package handling services, and access to onsite networking and educational events.
    • Lounge Membership- Gives you access to our communal and lounge spaces and the option to work at a desk for the day for $10. Access to amenities and invites to onsite networking and educational events.
    • Dedicated Desk Membership- Gives you a dedicated desk membership with desk storage and includes all our amenities, 24/7 access, and an invite to onsite networking and educational events.
    • Office Suite Memberships- Membership includes conference room credits, secure technology, 24/7 access, all our amenities and access to our onsite networking and educational events.
